How the No-Presence-Required Workflow Works
Most landlords who call us aren’t available to be there when we arrive. They’ve got other properties, other obligations, other things. We’ve run hundreds of unit cleanouts without the property owner present.
Here’s how it works:
Tell us roughly what's in there — fully furnished, partially cleared, just debris — so we can give you an accurate range before we drive out.
If you can get us in, we don't need you there. We work with property managers and leasing offices routinely.
We text you the confirmed price before anything leaves the unit. You approve via text — no in-person signature required.
Photos document the cleared unit. Invoice follows by email within the hour.
What We Remove From Vacated Units
Tenant cleanouts typically include a mix of everything: furniture they couldn’t move, appliances they didn’t want, bagged trash, clothing, and loose debris. We take all of it in a single trip.
Items we see most often:
- Upholstered furniture — sofas, mattresses, recliners
- Box springs and bed frames
- Dressers, nightstands, and desks
- Bagged garbage and loose debris
- Appliances left behind
- Children’s furniture and toys
We don’t leave items at the curb or sort through personal documents — everything is hauled out cleanly. If you’re managing multiple properties, ask about volume pricing and ongoing pickup schedules.
