Hoarder cleanout pricing works the same as any junk removal job — by truck volume — but the scope varies more than almost any other service we offer. A single heavily packed room is a different job than a full three-bedroom house with an attached garage and decades of accumulation in every space.
That’s why we always walk the property before giving a number. During the walkthrough we assess:
- Total volume across all rooms, basement, garage, and outbuildings
- Access points — narrow hallways, stairs, doors that limit what can move through at once
- Material types — food waste, moisture-damaged items, and packed floor-to-ceiling loads take longer to clear safely
- What’s staying — we work precisely around keep items and need to know them before we start
For larger properties, we’ll discuss whether a single-day or multi-day approach makes more sense. Some families prefer to have a day between sessions to go through belongings. We accommodate that without repricing.
What Makes These Jobs Take Longer
Standard junk removal crews move fast because loads are predictable. Hoarder cleanouts are different. The things that add time:
- No clear path to the door — debris-filled hallways mean items move in smaller pieces and slower rotations
- Mixed categories in every load — food packaging, clothing, furniture, and debris don’t separate neatly for recycling until they’re sorted at the truck
- Floors and walls that need protecting — when every surface has items stacked against it, moving anything risks damaging what’s underneath
- Family members on-site — when family is reviewing items as the crew works, the pace adjusts to the situation
